    Refurbishment finance is designed to help property investors and developers fund the purchase and improvement of residential, mixed-use, or commercial properties. Whether you're planning light cosmetic updates or more substantial structural changes, this type of bridging finance can provide the capital needed to enhance a property’s value before it is sold or rented out. It offers a flexible solution for those looking to maximise returns on investment properties without the lengthy approval processes of traditional loans.

    • Loans from £25,000 up to £30 million

    • Up to 75% LTV (up to 100% LTV with additional security)

    • Terms 3 to 60 months

    • Interest rates from 0.4% (+BBR)

    • No exit fees and ERCs may be available

    Development finance caters to larger projects, including residential, commercial, and mixed-use developments. These loans are structured to cover a significant portion of both land acquisition and construction costs, often providing up to 70% of the property’s purchase price and up to 100% of the build costs. Ideal for experienced developers, this funding option allows for phased drawdowns, aligning the release of funds with the project’s progress, ensuring you maintain cash flow throughout the build.

    • Loans from £50,000 up to £20 million

    • Up to 75% LTV

    • Terms 3 to 18 months

    • Interest rates from 0.35% (+BBR)

    • Funding can be issued as soon as 3 days

    Auction finance is a specialised form of bridging loan designed to help property buyers meet the tight completion deadlines that follow a successful auction bid. With auction purchases typically requiring full payment within 28 days, this funding option ensures you can act quickly and with confidence. It provides the security of having immediate access to capital, allowing you to seize opportunities without the delays associated with traditional mortgage approvals.

    Rebridging loans are designed to refinance an existing bridging loan, providing borrowers with additional time or improved terms to complete their exit strategy. To qualify, lenders typically require a clear explanation for the refinance, a proven exit plan such as a pending property sale or long-term finance approval, and a track record of interest payments on the existing loan. Demonstrating progress on the underlying project can also strengthen your application.
     

    Second charge bridging loans allow you to borrow against the equity in a property that already has a mortgage. To be eligible, you’ll need sufficient equity in the property, consent from the first charge lender, and a clear exit strategy to repay both loans. Lenders will also assess your credit history, income sources, and the value of the property. This type of loan can be ideal for accessing additional capital without refinancing your primary mortgage.
